How long will my new roof last?
The lifespan of your new roof depends primarily on the material chosen. In Atlanta’s climate, quality asphalt shingles typically last 25-30 years, while premium architectural shingles may extend to 30-35 years. Metal roofing systems often perform for 50+ years and cost about 2x more than asphalt, and slate/tile roofing systems can last indefinitely. Factors affecting longevity include installation quality, proper ventilation, regular maintenance, and exposure to extreme weather. Synthetic slate and shakes from DaVinci will last about 40-50 years, though these options are considerably more expensive, typically 3-4x more than asphalt shingles. These greatly enhance resale home pricing, however.
What is the best time of year for roof replacement in Atlanta?
While we perform roof replacements year-round, spring and fall offer ideal conditions with moderate temperatures and typically drier weather. However, our experienced teams can work effectively in summer and winter, taking appropriate precautions for heat or cold. The most important factor is addressing roofing needs promptly rather than waiting for a specific season, especially if you’re experiencing leaks or damage. Atlanta is a moderate climate zone and very few days are poor choices for replacing a roof.
How do I choose the right roofing material for my home?
For most homeowners, this is a financial decision. They want long-term performance, no leaks, a good clean-up, and a reasonable cost. This is the vast majority of homeowners. If you can afford options, designer asphalt based shingles are about 50%-75% more. Look at GAF’s Camelot or CertainTeed’s Grand Manor for these options. If you can afford what you want and want the look of quarried slate or cedar shakes at a fraction of the natural material costs but still at about 3-4 times a shingle roof cost, Davinci’s synthetic 50-year roofs are pure poetry on a roof. And if you are wealthy, we can install the real thing: quarried slate or hand-split Blue label Treated Heavy wood shakes with copper flashings.
